👋 Introduction
For most of the last decade, "tokenization" was a word you tuned out at conferences. It meant something different to every person using it, the use cases were speculative, and the regulatory ground was quicksand. Most CFOs were correct to ignore it.
That has changed. In the last 18 months, tokenization has quietly become one of the more boring — and useful — technologies on the table for non-crypto businesses. The world's largest asset managers are tokenizing money market funds. Trade finance is moving on-chain. Loyalty programs are quietly re-platforming. And the regulatory frameworks in the EU (MiCA), Singapore, the UAE, and the UK are now mature enough that legal teams can sign off without a six-month memo.
This post is for the operator or founder who keeps hearing the word and wants to know: is there actually anything here for my business?
What Tokenization Actually Means (Without the Buzzwords)
Tokenization is the act of representing a real-world right, asset, or claim as an entry on a programmable ledger. That ledger can be public (Ethereum, Solana, Avalanche), permissioned (Hyperledger, Corda), or hybrid.
Once an asset is represented this way, three things become possible that were not before:
- Programmable transfer. Ownership changes happen via code — instantly, 24/7, with rules baked in (KYC checks, transfer restrictions, vesting).
- Composability. A token can be collateral in one application, an input to another, and a payment instrument in a third — without bilateral integrations.
- Auditable history. Every transfer, every state change, every authorization is recorded and verifiable, forever.
That is the whole technology in three sentences. Everything else is implementation detail.
Where It Genuinely Pays Off
Most tokenization use cases that survive contact with reality fall into one of four categories. These are the ones we recommend pursuing for serious businesses today.
1. Invoice and trade finance
A small business with a $500k invoice from a creditworthy customer waits 60–90 days to get paid. Factoring solves this — at usurious rates, with friction, and limited to suppliers who clear minimum size.
Tokenizing the invoice as a transferable, verifiable digital asset lets a much wider pool of capital fund it. The tooling is mature: platforms like Centrifuge and others have moved billions of dollars of real invoices on-chain. For SMBs, this is access to working capital that was previously gated. For investors, it is yield uncorrelated with crypto.
If your business waits on receivables, this is the most immediately useful tokenization play of the next two years.
2. Supply-chain provenance
Industries where origin matters — high-value foods, pharmaceuticals, fashion, art, electronics, regulated commodities — are converging on token-based provenance. Each step in the supply chain (farm, processor, shipper, retailer) records to a shared ledger, and the consumer (or auditor) can verify the chain end to end.
This is not theoretical. Major coffee chains, several luxury houses, and most of the top diamond producers now use token-based provenance in production. The driver is not "crypto" — it is anti-counterfeiting, sustainability claims, and ESG compliance, all of which used to require expensive third-party audits and now require a QR scan.
3. Loyalty and customer ownership
Traditional loyalty programs are a closed system. The points expire, they do not transfer between brands, and they sit on the company's balance sheet as a liability. Tokenized loyalty inverts this: points are owned by the customer, transferable, and composable with partner programs.
Airlines, hotel chains, and several large retailers have launched tokenized loyalty pilots — not as a marketing stunt, but because interoperability drives engagement. A customer who can swap your points for partner points uses your program more, not less. The unit economics are better than legacy loyalty.
The catch: it requires a clear regulatory path (most jurisdictions treat loyalty tokens as utility, but check) and a UX that hides every word like "wallet" and "blockchain."
4. Real-world assets (RWAs) — bonds, funds, and credit
This is the heaviest hitter and the most institutional. Tokenizing money-market funds, treasuries, and private credit lets these assets be delivered to investors 24/7, with same-second settlement, and used as collateral in adjacent products. The largest asset managers in the world have launched tokenized funds, and the volumes are growing fast.
For an SMB or mid-market business, the relevant angle is usually as a buyer or integrator — embedding tokenized treasury yield into your idle cash management, for example, instead of letting it sit at zero in a checking account. The plumbing for this is now production-grade.
Where It Is Still Mostly Hype
Equally important: the use cases that are still being aggressively marketed but rarely make sense yet.
- Tokenized real estate for retail investors. Regulatory friction, valuation challenges, and shallow secondary markets keep this in pilot phase. Nice idea, not yet a working business model in most jurisdictions.
- Fully on-chain corporate equity. Possible in a few jurisdictions, mostly impractical. Cap-table SaaS solves the same problems with less friction.
- NFT-based "membership" for products that have no community. If your business is not natively community-driven, NFTs are an expensive way to build a Discord channel.
- Tokens for the sake of tokens. If the answer to "why is this on-chain?" is not immediately obvious to a skeptical CFO, it should not be on-chain.
A useful test: if removing the token from the architecture would not materially worsen the business outcome, you do not need a token.
The Questions to Ask Before You Build
If a use case from the "actually pays off" list resonates, here is the diligence we run before recommending implementation.
Regulatory
- What jurisdiction does the asset live in, and what is the legal characterization (security, utility, payment instrument, e-money)?
- Who are the buyers — accredited, retail, institutional? Different rules apply.
- Is there a recognized framework (MiCA in the EU, MAS in Singapore, FCA's regime in the UK) you can map to, or are you trying to invent the path?
- What licensing do you need vs. partnering with a regulated provider?
If you cannot answer these in week one, the project is not yet ready to scope.
Chain selection
- Public, permissioned, or hybrid? Public chains are cheaper and more composable; permissioned chains are easier to sell to compliance.
- Throughput and finality requirements? A high-volume loyalty program has different needs than a quarterly bond settlement.
- Custody model? Self-custody, qualified custodian, or hybrid? This is usually the longest single line item in legal review.
Integration
- What systems does this need to talk to? ERP, CRM, treasury, KYC provider, identity provider?
- Does the user-facing product need a wallet, or can wallets be abstracted away with account abstraction or custodial accounts?
- What is your off-ramp — how do tokens become fiat, and on what timeline?
Operational
- Who runs the on-chain operations day-to-day? Treasury? Engineering? A new function?
- What is the incident response plan for a smart-contract bug, an oracle failure, or a chain-level event?
- How do you handle compliance reporting (transaction monitoring, sanctions screening) on-chain?
These questions are unglamorous. They are also where most stalled tokenization projects went wrong.
A Pragmatic Path
For an SMB or mid-market business considering its first tokenization initiative, the path that consistently works:
- Pick one use case from the "actually pays off" list. Not three. One.
- Find a regulated counterparty already operating in that space. Building the regulatory rails yourself is for protocol companies, not application companies.
- Run a closed pilot. A handful of customers, a small AUM cap, six months of operation.
- Measure the unit economics against the legacy alternative you are replacing. If it is not 2x better on at least one dimension, kill it.
- Decide whether to scale, partner, or shelve with real data.
Most of the value in tokenization for non-crypto businesses comes from using it like infrastructure — like you use payment rails or cloud — not from inventing the rails yourself.
A Word on Smart-Contract Risk
Whatever you tokenize, the smart contracts underneath are now part of your operational risk surface. Use audited, battle-tested standards (ERC-20 for fungible, ERC-1400 for security tokens, ERC-721/1155 for unique). Avoid bespoke contracts unless you have the budget for serious audit work — and if you do go bespoke, run our pre-audit checklist before you write a check.
Conclusion
Tokenization is no longer a question of whether it will be useful for traditional businesses. It already is, in narrow but high-value places. The question is whether the specific opportunity in front of you is one of those places — or one of the many that still sound exciting in a deck and look thin under operational scrutiny.
The discipline is the same as any other technology decision: clear problem, clear unit economics, clear regulatory path, and a willingness to stop if any of the three falls apart.
